Why autumn could be the opportunity Hertfordshire homeowners have been waiting for

Rightmove reports that autumn usually sees an increase in home-moving activity through to early November, with buyers returning to their searches after the summer. Its September 2026 data also showed buyer demand increasing by 5% during the opening week of the month compared with the previous week, with the East of England seeing a similar 5% increase.

That doesn't mean every buyer is suddenly ready to make an offer, but it does mean there can be more people actively thinking about their next move.

For a seller, getting your property in front of those buyers at the right time can be important.


October can give you a head start before winter

One of the biggest advantages of putting your home on the market in October is that you're not waiting until the end of the year.

November and December can become progressively quieter as Christmas approaches. Buyers are still out there, but people's attention naturally starts to move towards Christmas, holidays and family commitments.

October sits in an interesting position. The summer is over, buyers are refocusing on their plans and there is still plenty of time for viewings before the shorter days and festive period arrive.

If a buyer finds the right property in October, there is also time for the sale to progress before the end of the year or into the early part of the following year.

For someone who is already motivated to move, that timing can be attractive.


Your home can look fantastic in autumn

There's also something to be said for how a property presents at this time of year.

You don't necessarily need to undertake an expensive makeover. In many cases, making sure your property is clean, well maintained and presented at its best can be far more important.


You could face less competition from homeowners waiting until spring

Spring is traditionally associated with selling a home, and there are certainly good reasons why many homeowners choose to launch their properties at that time.

But waiting until spring also means entering the market alongside a larger number of sellers who have had exactly the same idea.

Putting your home on the market in October can mean getting ahead of some of that competition.

That doesn't mean there will be no competing properties. The current market has a substantial amount of choice for buyers, and Rightmove's September 2026 data shows the number of homes available for sale is at a 12-year high for this time of year.

That makes presentation and pricing particularly important. But it also highlights why simply waiting for a supposedly “better” month isn't necessarily the answer.

A well-priced, well-presented property can still attract attention when buyers have plenty of choice.


Serious buyers may be easier to identify

People looking at properties in October are often doing so for a reason.

They may have been searching throughout the summer and finally found something that fits their requirements. They may have sold their existing property and now need somewhere to move to. They may want to move before Christmas or simply be ready to make a decision after months of looking.

That doesn't mean every October viewer is a serious buyer, of course. But understanding the motivation behind the people enquiring about your property can help an estate agent identify genuine opportunities and manage the sales process effectively.

An experienced estate agent should be able to look beyond the number of enquiries and consider who is actually likely to be a good match for the property.
