Are rents falling around Stanstead Abbotts? The latest local rental figures provide an interesting insight into what tenants and landlords are experiencing, and the picture is perhaps not quite as straightforward as it first appears.
Using the latest rental evidence from Dataloft by PriceHubble, we've looked at properties within approximately one mile of Stanstead Abbotts, covering the 12 months from November 2025 to October 2026.
There are some interesting findings, including a difference between the rents landlords are advertising and the rents tenants are actually paying.
What are tenants paying to rent locally?
The report shows that the average monthly rent achieved for properties in the local area was £1,341. Meanwhile, the average advertised rent was £1,431.
That's a difference of £90 per month.
In simple terms, this suggests that landlords have not always been achieving the full asking rent when finding a new tenant. Some may have needed to negotiate or adjust their expectations to secure a let.
Interestingly, the middle rental figure for both advertised and achieved properties was £1,400 per month. This shows that £1,400 remains an important reference point in the local market.
The report looked at 87 properties advertised for rent and 25 completed tenancies, giving us a useful snapshot of local activity.
Have local rents really fallen?
You may notice that the report also highlights a 5.1% reduction in achieved rent per square foot over the year.
This needs a little explanation.
It does not mean that every landlord has had to reduce their monthly rent by 5.1%. Rent per square foot is simply a way of comparing the rent against the size of a property.
The figure can be influenced by the types and sizes of homes being rented. For example, if more larger properties were let during the period, the average rent per square foot could fall even if the monthly rents themselves remained fairly similar.
This is particularly important when looking at a relatively small local sample, where a change in the mix of properties can have a noticeable effect on the results.
How does Stanstead Abbotts compare with the wider area?
Looking beyond the immediate local figures gives us a broader perspective.
According to the Office for National Statistics, the average monthly private rent across East Hertfordshire reached £1,550 in September 2026. This was an increase of 4.8% compared with September 2025.
Across the East of England, average rents increased by 3.8% over the same period.
This tells us that the wider East Hertfordshire rental market has continued to experience growth, despite the softer figures shown in the smaller local Dataloft report.
The two sets of figures measure slightly different things. Dataloft focuses on a small local area and recently agreed tenancies, while the ONS looks at a much wider area and includes rents across both new and existing tenancies.
They should therefore be viewed as different snapshots, rather than direct comparisons.
Are tenants finding more choice?
Wider industry research also helps explain why the rental market has been changing.
Zoopla's September 2026 rental market report found that the number of homes available to rent nationally was 3% lower than a year earlier. It also reported an average of 5.3 enquiries for every available rental property.
This suggests that demand remains an important factor, although conditions can vary considerably between locations and individual properties.
For tenants, the most important thing is to find a home that offers the right balance of rent, space and location.
For landlords, it reinforces the importance of setting a realistic asking rent and presenting a property well from the outset.
What does this mean if you're renting or letting in Stanstead Abbotts?
The local figures show that there isn't one rental price that suits every property. The amount a home can achieve will depend on its size, condition, location and the features it offers.
A well-presented property in a popular location may attract strong interest, while another property at a similar asking rent may need a more flexible approach.
For tenants, this means there may be opportunities to discuss rental prices and compare different properties before making a decision.
For landlords, understanding what tenants are actually prepared to pay is just as important as knowing what competing properties are advertised for.
At Hunters Stanstead Abbotts, we believe local knowledge makes a real difference. We look beyond headline figures to understand what is happening on the ground, helping landlords make informed decisions and tenants find homes that suit their needs.

The latest figures highlight a rental market that is changing, but they don't tell the whole story. While some local rents may be under pressure, wider East Hertfordshire figures continue to show annual growth.
