Average Rents of £1,104 PCM in the Ware Region

Over the last 12 months, the average rent achieved for properties let in Ware Region was £1,104 per month. 


Rental market:

According to ONS average rental values across the UK rose by 1.4% in the year to February 2021. Rents in the UK excluding London increased by 1.7% in the year to February 2021. In our own Ware Region local market the average rent is now £1,104 per calendar month.

In addition, according to the RICS March survey, tenant demand is increasing, as the latest net balance rose to +36%, up from +26%. Landlord instructions however continue to fall according to a net balance of -25% of contributors and we are seeing this confirmed in our own market place with a definite dwindling of properties available To Let at any one time and so this is a good time to invest in the Buy To Let market locally.  


"The average age of tenants over last 12 months in the Ware Region is 35"


The UK economy is predicted to grow by 4% over 2021 and 7.3% over 2022, set to recover to pre-pandemic levels by mid-2022. The latest forecast by the Office for Budget responsibility now expects a faster and more sustained economic recovery than forecast in November The government has announced that the furlough scheme will be extended until the end of September,. The scheme has supported over 11 million jobs since March 2020. Those in self-employment will also be entitled to further grant assistance.

7% Increase in Average Rents over last 12 Months


Over the last 12 months, the average rent achieved for properties let in Stanstead St Margarets was £1,228 per month. This is a +7% change on the previous 12 month period.

40% of properties let in the past 12 months were flats, achieving an average rental value of £956 per month. Houses achieved an average rent of £1,471 per month.
43% of tenants are aged between 18 and 29.
