Stanstead St Margarets & Great Amwell Average House Prices up!

Over the last 12 months the average sales price in Stanstead St Margarets & Great Amwell was £395,456, which compares to the lower figure £336,298 across the East of England Region.

The highest value recorded sale in this area, by the Land Registry, over the past 12 months was £522,500 for a flat and £1,320,000 for a house. This is based on 72 completed transactions, 50 of which were Houses and 22 being Flats. This means that the average price of £516,338 for a House is up just under 15% over the last 5 Years and the average price of a Flat of £226,410 is up just under 5% for the same period. 

In the last month there were 7 new properties listed for sale making that a total of 97 properties ready to buy in the area which is up 50% on a 3 year average and crucially the average length of time to sell from a property going to market and being under offer was 42 days over the last 12 months.   


As a reference, average house prices across the UK were £269,862 in October, which is 1.7% higher than a year ago. (ONS) There were 100,350 transactions in November, up 8% year-on-year (HMRC).

Renters Reform Bill Sidelined

Following the announcement of  the General Election and subsequent dissolution of parliament, the Renters (Reform) Bill is no more. 

However, with renters reform high on the agenda of both the current government and main opposition parties, it’s likely we’ll see new rental reforms proposed in the near future. 

Lets look at why the Renters (Reform) Bill didn’t pass, what a new reform bill may contain, and what landlords need to do now to ensure they’re always compliant. 

Why didn’t the Renters (Reform) Bill pass? 

The Bill was currently going through the House of Lords when the announcement for the General Election was made. 

The 12 amendments tabled by the Lords meant the government simply ran out of time in the ‘wash-up’ period. Ironically, the Lords were presenting these amendments as the Prime Minister made his announcement.

Will there be a new Renters (Reform) Bill?

Both Labour and the Conservatives recognise that reform is needed, and all agree that section 21 should be abolished. Indeed, the shadow Housing Minister, Angela Rayner, has said she would abolish section 21 of the 1988 Housing Act, so called no fault evictions, on day one of a Labour administration. 

However, any Bill will have to start again from the beginning. Many agree that the previous Renters (Reform) Bill was poorly drafted and created a lot of unintended consequences so hopefully these issues can be addressed for the benefit of tenants whilst supporting landlord’s interests. 

What should landlords do now?

Landlords should educate themselves about the changes which will inevitably come. The penalties for even minor breaches will be significant so using a professional managing agent is critical.

Sold - Stanstead Abbotts

We recently completed on a sale of a lovely two bedroom apartment in River Meads, Stanstead Abbotts. The property was one that we had been letting for a great client since 2008. During that time we had four sets of tenants living in the property with the first ones paying a rental of £750 per calendar month. In today's market this very property would achieve £1,200 per calendar month which is an increase of around 60% but equally as important as the rise in rent over the years was the steady income it provided for the Landlord with very few void periods. 


Moving forward the time came for the Landlord to sell the property and we were instructed to market for sale. The marketing included the usual presence on the top property portals such as Rightmove, Zoopla and On The market as well as our own Hunters.Com website. The Landlord had extended the lease and so the property was sold with over 150 years lease remaining which meant an ideal long term investment for the new owners who have now moved in.
